The Ferry Cottage | Boat of Cluny, Perthshire

These Terms & Conditions form the basis of your agreement with us. Please read them carefully before booking. By confirming a booking, you agree to abide by the following terms.
1. Booking and Payment
A 10% deposit is required to secure your booking. Until this is received, the dates remain available to others. The balance is due 30 days before arrival. You will receive a reminder prior to your stay if the balance has not been paid. If the balance is not paid on time, we reserve the right to cancel your booking and retain the deposit. Bookings cannot be accepted from persons under eighteen years of age. The owner reserves the right to refuse a booking without giving any reason.
2. Cancellations
All cancellations must be sent via email. If cancellation occurs within 28 days of arrival and we are unable to re-let, the full rental amount will be due. If we are able to re-let the property, you will receive a full refund. We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
3. Check-In & Check-Out
Check-in is from 4:00pm and check-out is by 11:00am. Please note: Cleaning of the hot tub and sauna begins at 9:00am on the day of departure to prepare for the next guests. Early check-in or late check-out may be available, depending on the booking calendar. These must be arranged in advance and will incur an additional fee. Please contact us as early as possible if you would like to request this. Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
4. Occupancy & Pets
The maximum number of persons occupying the property must not exceed 4 persons plus 1 infant. If you wish to invite additional visitors to visit you during your stay, please ask us first. There are two bedrooms, each with a solid wood king-size bed. These beds cannot be split into singles. The property is strictly non-smoking indoors.
Well-behaved dogs are welcome free of charge, subject to the following. Dogs must not be left unattended in the cottage. Dogs are not allowed on beds or furniture. Dogs must be kept under control and not allowed to roam unattended outside due to wildlife and river access. Any damage or excessive cleaning caused by pets (e.g. scratching, chewing, fouling indoors, etc.) will be the responsibility of the guest, and additional charges may apply to cover repair or extra cleaning costs.
5. Use of Hot Tub & Sauna
Guests have exclusive use of the hot tub and sauna. Use is entirely at your own risk. Children under 12 are not permitted in the hot tub or sauna without adult supervision. We reserve the right to close the hot tub or sauna for maintenance or cleaning at any time, without compensation.
6. Health & Safety
The cottage sits directly on the River Tay, with several access points. Children must be always supervised when outside. Swimming or water-based activities are entirely at your own risk. The property includes log-burning appliances – these must be used responsibly. In case of emergency, guests must familiarise themselves with the fire exits and procedures provided on arrival.
7. Interiors
Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside. Please remove shoes before entering the house. Please lock the doors and close the windows when you leave the property unoccupied.
8. Utilities & Fair Use Policy
Electricity, heating and Wi-Fi are included in the price. We kindly ask for donations for logs after first basket of logs has been used. We kindly ask guests to turn off lights and appliances when not in use. Use logs and heating responsibly to help us keep rates fair.
9. Wi-Fi & Connectivity
Wi-Fi is free of charge. A 5G router is provided for faster speeds. While generally reliable, please be aware rural internet connections may not match urban speeds and so sometimes streaming may not be available.
10. Damage & Breakages
Please report any damage or breakages immediately. We reserve the right to charge for damage caused by misuse or negligence. Minor breakages (e.g. glasses, crockery) will not normally be charged unless excessive numbers have been broken. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
11. Fishing
Fishing for trout and grayling is available and free for guests staying at The Ferry. Permits are not required, but please respect the river and wildlife.
12. Liability
We do not accept responsibility for loss or damage to personal possessions or vehicles. Use of the property and its facilities (including hot tub, sauna, and river access) is entirely at guests’ own risk.
13. House Rules & Guest Responsibility
This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home. Any problem or complaint must be immediately reported directly to us to allow us the opportunity to resolve it.
14. Right to Enter
We reserve the right to enter the property at reasonable times for inspection, maintenance, or emergencies.
15. Breach of Terms
If any of the above terms are breached, we reserve the right to terminate the booking without refund.
